A West Vancouver home warranty inspection just before the 2-year anniversary date was done as a priority to meet the cut-off date. Don’t leave the inspection to the last minute, especially if you have issues.
EKAN recently completed a 2-5-10 year new home warranty inspection, in advance of the two year house anniversary which is due to expire in June. The property is located in British Properties, over 7000 sq. ft. on a hillside with a commanding view to the south. A home inspection with a focus on warranty issues is always a longer inspection. In this case the inspection duration was 5 hours, followed by more time to write the report back at the home office. As part of the inspection team EKAN partnered with two contractors for additional focus. Our client received a comprehensive cloud based report with a number of major issues that needed to be corrected under warranty. As a follow-up service EKAN was also able to prepare the claim documentation.
Here are the top three items to remember about a new home warranty policy:

Know your anniversary dates and what is covered at the 1, 2, 5 and 10 year anniversaries.

Submit your claim at least 6 to 8 weeks prior to the anniversary dates, to allow for processing delays.

Do not undertake any repairs to warranty issues, otherwise the insurance company may disqualify the claim because the original condition is no longer known.
Most new home owners do not remember that they do have warranty coverage and let the anniversaries expire. In that case, they are fully responsible for the repairs, which may have been covered under warranty, had they only remembered to file a claim.
